MAINTENANCE SPECIALIST (Multiple Positions - Creighton, Fairfield, Fay Towers and Stonewall)

About RRHA: Richmond Redevelopment and Housing Authority (RRHA) is the largest housing authority in the Commonwealth of Virginia. RRHA serves nearly 18,000 community members combined in nearly 4,100 public housing units and more than 3,000 families through the Housing Choice Voucher Program (Section 8). RRHA also manages neighborhood redevelopment and conservation programs throughout the City of Richmond.
Position Overview: This position is responsible for the maintenance and repair of RRHA facilities and homes performing varied manual and semi-skilled work in several of the building and mechanical trades. Sample duties include, but are not limited to, the following:
Work assignments may involve the removal or encapsulating of walls, floors, doors or other woodworking, which may be painted with lead-based paint or contain asbestos or other hazardous materials.
Repairs roofs, screen or interior doors, cabinets, formica cabinet tops, walls, floors and sidewalks.
Installs or repairs and cleans refrigerators and gas stoves.
Repairs or replaces light switches, fixtures, receptacles and thermostats.
Repairs, services and maintains equipment such as lawn mowers, small tractors and power tools.
Lights pilot on gas stoves, heaters and water tanks.
Replaces washers in sink faucets; unclogs sinks, tubs, commodes and sewer lines; repairs inside of flush tanks; repairs and replaces drain pipes.
Replaces broken windowpanes, screens, door knobs and door stops.
Repairs and/or replaces lock cylinders, paints apartment walls and cabinets, cleans apartments, sprays for pest control as assigned.
Operates a backhoe, bush hog, or other motor vehicle as assigned.
Corrects deficiencies, repairs/maintains facilities in a safe and efficient manner.
Maintains accountability for tools, equipment, and materials issued.
Completes assigned work tasks in a cost-effective manner.
Maintains required reports on materials used, hours worked, and locations served.
Minimum Required Qualifications: (The following requirements may be used to evaluate applicants for employment. When applicable, equivalent substitution will be allowed for differences in experience and education.)
Graduation from high school or completion of a GED program.
Experience in building and appliance repair, plumbing, electrical, carpentry, painting and related maintenance tasks utilizing power and hand tools.
Must have and maintain a driving record acceptable to RRHA and its insurance carriers.
Three to five years of experience in the repair and maintenance of buildings and equipment.
Journeyman or Master Certification in one of the specialty areas.
One or more years of public housing work experience.
