This job was posted by : For more information, please see: The SR Facility Maintenance Specialist is responsible for the operations and maintenance of critical and non-critical HVAC systems and related components in facilities that include data center, operations center and corporate office environments. Accountabilities include:Responsibility for the operational readiness and monitoring, troubleshooting and basic maintenance of HVAC systems and related equipment located in all facilities, including actively monitoring facilities and inspecting infrastructure systems, performing routine maintenance, supervising contractors and vendors, monitoring assigned projects, and completing repairs as needed.Analyzing critical work tasks and documenting step by step sequence of actions to minimize risk during maintenance and repair work (MOP)Self-directed scheduling of daily workload and follow-up to insure completion, quality control, etc.Coordinating and communicating with manager and associated staff prior to repairs, maintenance or systems shutdowns which could affect operations and/or building occupants. Providing technical assistance, training and support in advanced site specific electrical equipment and system operation, troubleshooting, and hands-on repair guidance in support of team members.Participating in OpEx and CapEx planning and budgetary processes related to the areas of accountability. Essential Functions: Operate, maintain, and support a variety of site specific critical systems associated with data centers, operations center and corporate office environments including chillers (chiller water cooled and air cooled), heat recovery chiller, cooling tower, CRAC and CRAH units, energy recovery unit, mini-split AC systems, roof top HVAC units, air handler operations and distribution systems, water treatment systems, boilers, pumps, VF drives valves, piping, filters, and HVAC controls to ensure performance in accordance with specified technical requirements, schedules and budgetsManage and analyze mission critical HVAC monitoring and alarm/alert systems. Escalate issues to appropriate teams as necessaryDevelop and implement preventive and predictive maintenance plans for HVAC systemsSchedule and oversee contractors and vendors performing repairs and service; and predictive, preventive, and contracted maintenance on critical and non-critical HVAC systems with minimal disruption of building servicesPerform required regular routine walk-around inspections of all facilities to visually inspect assigned equipment, systems and building components. Responsible for detailed planning and processes for risk mitigation and quality checksEnsure operational, maintenance and emergency methods of procedure (MOPs) are developed and strictly adhered to in areas of accountabilityReport progress against schedule for all assigned tasks, and routine tasks and inspections, on a regular basisFacilitate cross-departmental problem resolution during critical systems/application fault or service outage conditions. Provide organization support and direction during emergency/crisis situations (systems & facilities)Meet with the various data center stakeholders to discuss data processing and infrastructure needs, and furnish on-going support and coordination between departments and Facility ServicesEnsure data centers are compliant with all SPP and other relevant security and safety policies and proceduresEnsure data centers are compliant with the current applicable sections of NERC CIP-006 Standard pertaining to the physical security of SPP's Critical Cyber AssetsProvide assistance and participate in other Facility Services department initiatives as requiredActively participate in the SPP change management process related to assigned accountabi lities Qualifications: Education Requirements:High School Diploma (or GED)Experience Requirements:10 years of relevant experience related to mission critical commercial/industrial environments with HVAC equipment used in critical data center and operation center, and corporate office building environmentsRequired:Understanding of the mechanical systems used in an office building and data center environments, including chillers, air handling units, and CRAC unitsUnderstanding of Building/Energy Management SystemsAbility to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as requiredAbility to read and interpret safety rules and regulations, operating and maintenance instructions, and procedure manualsAbility to read, analyze and interpret technical procedures, and government regulations.Ability to communicate intelligently and effectively with contractors who perform maintenance or upgrade work on the various systems.Availability for after-hours call-out, and for on-callAbility to perform basic computer skills Good organizational skillsRegular attendance and punctuality.
